Wider, calmer, more swimmable. The reef sits further out, which keeps the water clearer and the wave action gentler — better for groups that want to actually be in the ocean, not just look at it.
Hotel Zone
Narrower in places, more seaweed depending on the season, but the white sand is the iconic Tulum sand and the views down the palm line are what people fly here for.
Walkability between properties
North Beach
Real. You can walk between hotels, beach clubs, and a couple of restaurants on the sand. A group can roam without a driver.
Hotel Zone
Limited. The single road behind the beach is the only way to move, and the heat plus traffic make it a car ride even between neighbors.
Dinner access
North Beach
Quieter dinner scene. A handful of solid hotel restaurants but you'll Uber south for the bigger names.

This is where the dinner reservations are — Hartwood, Arca, Kin Toh, Rosa Negra. Easier to walk from the villa to dinner if you stay south.
Group of 8 to 14, daytime
North Beach
Works well. Less crowded beach, easier to find a stretch big enough for the group, quieter clubs that take large reservations without the production.

Workable but tight. The famous beach clubs are slammed, daybed inventory is limited, and getting the whole group dropped off and reunited is a job.

You'll be Ubering south for dinner most nights. Factor 20–30 minutes each way after 7pm.

Wins clearly. Most dinners and after-dinner drinks are within a short walk or 5-minute ride.

North Beach
Better value at the top end. The new oceanfront villas on the north side are 20–30% cheaper than equivalent square footage in the hotel zone.
Hotel Zone
Premium pricing on anything beachfront. Pay for the location; don't pay extra for design unless the villa is genuinely better than its neighbors.
